THERESA E. MORELLI is the sole attorney and owner of Theresa Morelli Law LLC, a boutique law firm limited to property management law in Akron, Ohio. What does that mean? Attorney Morelli represents private landlords, governmental housing providers (like public housing authorities), and other housing providers to protect their owner/landlord rights and to implement and maintain best property management practices in their rental housing. Attorney Morelli learned property management law initially as a tenant advocate. She was a Staff Attorney at Southeastern Ohio Legal Services (Jefferson, Belmont, and Harrison counties) from 1991-1997. At SEOLS, she protected her clients’ rights in public housing, federally subsidized housing, and in other housing. She was a respected lawyer as demonstrated by her teaching landlord/tenant law and other housing law to landlords and as a housing law expert for the local media and local organizations. Her past representation of tenants makes her especially knowledgeable and effective. She prevented evictions, voucher terminations, and other tenancy terminations as well as prevailed in lawsuits against landlords who failed to comply with Ohio’s Landlord/Tenant Act for noncompliance for unlawful utility shutoffs, illegal discrimination, and more.
Attorney Morelli returned to Akron in 1997 and later began working for the Residential Management business unit of Forest City Enterprises in Cleveland, Ohio in 1998. Forest City is a national developer, owner, and manager of commercial and residential real estate with over ten billion dollars in assets.
She began in a limited compliance role and left Forest City in 2015 as the lead in-house counsel for Residential Management’s boutique in-house law department serving its rental housing from Hawaii to New York. Attorney Morelli handled HUD-assisted housing (Sections 8, 236, & 202), Housing Choice Vouchers, Section 42 Low Income Housing Tax Credit and other affordable housing programs, senior housing, market-rate housing, and privatized military housing. When she left Forest City in 2015, she was a Managing Counsel who successfully:
Represented her employer in federal and state courts and before federal, state, and local administrative agencies in fair housing, landlord/tenant, housing program, and consumer law matters;
Advised senior leadership and corporate departments to regional and on-site employees on a daily basis on multiple property management questions and issues;
Was a compliance steward in several areas including HUD and IRS compliance, fair housing and accessibility compliance, landlord/tenant law compliance, environmental awareness and compliance, and consumer law compliance; and
Delivered engaging and dynamic training to all levels of employees across the nation in several compliance areas (in-person trainings and quarterly webinars).
Attorney Morelli received her J.D. (1989) and her B.A. in Secondary Education (1984) from the University of Akron. She is licensed to practice in Ohio’s state and federal courts.
